definition of slum lords. my bedroom ceiling had been leaking since June, and I was told it "wasn't a big deal" & that the guys above me had "ignorant shower habits". The ceiling continued to leak, with 8 out of the 10 times it was leaking my roommate thought I was showering because of how loud and how much water she was hearing--nope, just the ceiling leaking. I have been living out of my living room for a week now. My carpets were cleaned (the leak had my entire floor soaked) but no dehumidifier was provided until two days later. My entire house smells like mildew. Not to mention, they never finished our bathroom since we moved in in May, and that is now molding. They never come when they say they will so plan on not doing anything a day they are supposed to. The maintenance man is extremely rude and was even disrespectful to my mother. Sucks because it is great location but I will never waste my time or money again. Total rip off.

This landlord is the worst. Clearly everyone who has commented agrees. Except the one (but odds are that was the landlord himself that rated his own company). Because yeah that's something he personally would do. The so called heaters almost never worked in our house and throughout the winter is was a constant 35 degrees in the main floor of our house.
If you stay on the landlords "good side" he will generally be pretty lenient but the moment you do something to piss him off he will attack you personally and because this city is so corrupt he can get away with it.
Repair - let me just start by saying... What repairs? I never once saw them ACTUALLY fixing something. We had mold in out house when we first moved in and they just painted over it. Now when they actually were doing what they called "repairs" it was likely that you had 3-4 fairly large individuals in your house/apartment that would take 3 hours doing a job that I, by myself, could do in maybe an hour and a half, but hey when they charge you $50 an hour per person "repairing" stuff why wouldn't you want to be lazy and over staffed.
Seriously, never rent from Richwood Properties. Maybe if no one does some other, better landlord can buy up the houses that he owns close to campus.

I have stayed in a couple of different properties at Richwood, and found that they were decent apartments in a great location. There was also cheap parking available which was a plus, along with some street parking. I like that there is a cell phone number to call at any time to report problems, and that someone will generally respond either the same day or the next day to any reported problems.
The manager seems to know every tenant by name, and which apartment they are in, and is good about following up on issues and questions. And I like that they have regular days and times to show apartments, so I have notice in advance of when someone is likely to come by the apartment to look at it.
I do not like the broken bottles and trash that is sometimes scattered outside apartments, but was pleased to see someone periodically picking those items up and reminding tenants to clean up after themselves. Overall, I have been pleased with my experiences with Richwood and I know several others who have rented from them for more than a year as I did.
I also thought the idea of a checklist for move out as a great idea, and it was helpful in preparing my apartment so I knew what to clean so as to not get charged for cleaning or any damages beyond normal wear and tear. The wait on the security deposit to be returned was a pain.

DO NOT RENT FROM RICHWOOD PROPERTIES They are the worst landlords in town.
When my roommates and I moved out we wanted to be 100% positive we were going to get our $495 security deposit back so we made sure everything was spotless, walls were patched and repainted, we even bought new light fixtures (because when we moved in they were old and cracking). Long story short after calling several times a few months after we moved out Larry would tell us "it will be there within 2 weeks"... 3 years later - it never came.
The rugs were unbelievably dirty in the bedrooms that they had them shampooed 5 times and you still couldn't walk without getting black feet, but they wouldn't replace unless we were staying there another year (so they say).
Not only did they steal our money, but when we were there it was one of the coldest winters.. and of course our heater was broken for the entire winter. My apartment felt like it was 20 degrees (and probably literally was) at all times. We would tell Larry multiple times and every time the maintenance man came he didn't know how to fix it. But this was never a priority for the landlords. Just to be in the apartment everyone had to be bundled up - it was miserable. Another thing, right outside of the leasing office there was a small patch of "grass" though I've never actually seen the grass because it was covered in dog poop. It was disgusting, unsanitary, and unprofessional but Larry never did anything about it.
Don't make the same mistake that I did and DO NOT rent or even consider speaking to these people they steal and lie rather then actually just doing their job.

These guys are really really bad landlords. Not professional at all, fixed almost nothing with the exception being our leaking roof that leaked for 6 weeks, and all they care about is whether or not you are going to rent from them the next year and if you pay on time. The house sucks and is small. DO NOT RENT FROM THEM
