    Gene is an AMAZING landlord! His apartments are always cleaned and well-maintained. He and his staff are always a pleasure to talk to. I've only had one or two repairs that needed to be done since I've lived here, but they were always taken care of quickly and without question.

    He does try to give you notice before entering your apartment to show it, but it's understandable that sometimes that's just not possible. When I came looking at apartments I kept changing what I wanted to see, so I understand that sometimes it just can't be helped!

    That's a small price to pay for how wonderful everything else is. My one bedroom apartment is a decent price, and it's HUGE! I graduate in May, and the fact that there will be 9 of us staying here in my apartment for the graduation isn't even a problem.

    Gene and his staff are great. I would definitely rent keep my apartment if not for the fact that I'm leaving Morgantown.

    I've been with Perilli Apartments for nearly 5 years at several of Gene's properties in Morgantown. You won't find a better landlord. Yes, the leases are strict with no parties, etc., but Gene's properties are always clean and very well maintained as a result. I'd highly recommend Perilli Apartments.

    I am renting a one bedroom studio apartment from Gene for the duration of the 2015-2016 school year. The apartment itself is adorable and clean, but a few issues exist:
    - the sliding doors in both the shower and the closet are low quality and fall of their tracks constantly
    - The refrigerator in the apartment was very old and broke after I had only lived there a week, resulting in me losing around $50 worth of food. Gene did replace it, however he made it very clear that he believed that I broke the refrigerator and that he was doing me a "favor" by replacing it.

    As for Gene Perilli, I do not recommend renting from him if you are female. When my sliding closet door fell off tracks, Gene came into my apartment unannounced while I was gone, saw it, and had it fixed. While I appreciate that being taken care of, he took it upon himself to call my mother and inform her that my boyfriend must be beating me and throwing me into the doors, since that's the only way they could have come off the hinges. Hearing this information from a supposedly reputable older man, my mother was hysterical. I had to call her and assure her this was not the case. Afterward, when I mentioned this to Gene, he suggested to me that I was being abused by my boyfriend, and asked me if I had been "thrown" into the doors. While I appreciate the concern, I was extremely angry that he would worry my mother baselessly.

    Gene enters my apartment constantly without giving me notice. His office has my phone number and email, so they could contact me three different ways but apparently do not feel that's a priority. One day I woke up to him with his key in the lock of my door, preparing to come in around 8 am, when I had been told he was coming the NEXT day. I was completely asleep and had I not heard him unlock my door I would have woken up with him IN my apartment.

    On another occasion, he came in with a group of men to check the smoke detectors (again without warning me) right as I was about to step in the shower for work. I asked him if they could come back in a half hour, since I had to shower and go to work very soon and wanted privacy to do that. He refused and made me late for work because I did not feel comfortable showering with a group of men in my small apartment and consequently had to wait till they all left.

    Most recently he showed my apartment to someone without notice and when I dropped of my rent check several days later, had his secretary inform me that I would need to keep my apartment cleaner from now on. I had had laundry out everywhere and hadn't been home very much that week to pick up after myself. I was mortified that my landlord saw all my laundry/underwear/bras everywhere and mentioned to her that if I had had a few hours notice I would have picked up my apartment before he showed it. She said she didn't have time to call me before the showing.

    I pay expensive rent for a one bedroom apartment, and I'm confused as to what he thinks I'm paying for if not privacy.

    To summarize, Gene has not treated me with respect when I have communicated concerns to him. I am afraid to take a nap in my own apartment because he may come in while I am asleep. He does not respect my privacy, made my mother cry with a phone call reporting false information, and in general does not act as though he respects me as a person.

    Lastly: my boyfriend rents from Gene as well and has had a wonderful experience. Gene always gives him and his roommates 24 hour's notice before he comes into their house. Gene replaced one of their mattresses without argument or insinuation that they damaged it. Gene has not taken it upon himself to contact any of their parents to "look out" for them. I therefore believe that Gene lacks respect for college-age women and that his sexism is evident in his business. I will not be renting from Gene again and I hope that if you are female you find a place to live in South Park that he does not own. If I had known all this before I signed a lease with him, I would have been saved a lot of trouble, stress, and discrimination.

    From the beginning, renting from Gene is a pleasant experience, until you decide not to renew your lease. He begins showing your apartment in early October and will continue to show it even after someone has signed for it. He tends to show everything he has, no matter if you've resigned or not.

    Don't let his kindness fool you. It's all show. He will show your apartment 3,4,5 times a day without notice. Yes, his apartments are nice and yes he takes care of them, but the lack of privacy is something you should consider. You might get two or three knocks and five seconds to come to the door before he barges in to show your apartment.

    To the reviewer saying Gene has never encroached on his/her privacy, I don't think you've rented from him long enough to know. I've been with Gene for several years and am finally in a position to move out. I can't wait to move.

    Renting from Gene has been awesome. His apartments are very well kept. It was clean when we moved in. Any repairs we have needed have been completely very quickly. We are always treated with respect by him and his staff, regardless of us being just college kids. We pay our rent on time and have had zero trouble.

    I don't really understand all the reviews about Gene or any of the staff entering without notice because we've been living here for 6 months, and that has never happened. The only time Gene has even been in our apartment without someone present was to bring the fire marshall through for inspection, and we had several days notice. You have to understand that if he is trying to get people to rent your apartment that you are not re-signing a lease for the following year, he obviously HAS to take them in there.

    Don't get me wrong, his lease is strict. If you're planning on having parties in your place, this isn't the guy to rent from. We have people (6-7ish) over to meet up before going out and that has never been a problem, but don't expect to have any keggers.

    Overall, 10/10, would recommend.

    [Private] says...

    Gene is the worst landlord I could ever imagine having. DO NOT RENT FROM HIM he gives no privacy no notice. He constantly calls and comes to your apartment he is rude when you have even the most minor issues. There are ****roaches in the hallways and the smell thats coming from the apartments are unbearable. Getting in to the building of the school is too complicated having visitors is almost impossible due to the fact that I almost never have a parking spot. I literally wish I never had moved in and I've been trying to move out since september.
