    Kelly Rental 8th Street Apartments says...

    Kelly Rentals is an exceptional company in comparison to other rental companies in town. I would recommend leasing from them, IF you intend to treat your unit with respect. They don't want heavy parties and warn students up front. Fair enough!

    Note that the company has an amazingly strict process for check out at the end of the lease. Based solely on my experience, I would expect that few renters are likely to get the full deposit returned no matter how well you clean. When I protested my deposit withholding, I was presented with a obsessively long inspection sheet and a heartfelt lecture about my cleanliness shortcomings. I understand other Morgantown companies have a similarly unpleasant check out process so I would not let this dissuade you from renting from them. Just don't be surprised.

    Kelly Rentals is hands-down the best place to rent from in Morgantown. The prices are very fair for the condition of their properties, which are really nice compared to the other apartments in Morgantown. The staff is very friendly and whenever I had a problem, I was able to call or email them and they came to fix the problem as soon as possible (usually within a day). They do have a lot of rules, but they're completely reasonable and keep the properties well maintained. They took away some of my security deposit, but it was definitely fair for the damages I had done to the apartment. They really try to be fair with the security deposit, and will not take any money if they don't have to. If you respect their property, their rules, and their staff, you won't have any problems. I've rented from them since I was a sophomore (I'm now a senior), and I've had nothing but positive experiences.

    I have rented from Kelly Rentals the past 3 years and going on a 4th. I refuse to rent from anyone else in Morgantown because they have great prices, properties and have the up most respect for their tenants. Many landlords in this town don't care about their tenants as we are students and they are just in it for the money but with Kelly Rentals they will assist you with whatever issue you are having. If you look at any of their properties you will see that they are all extremely well kept with no issues whatsoever. On their lease they do have strict rules so if you want to have massive parties every weekend this landlord is not for you. The rules are set in place so that they may keep their properties in the best condition possible, which they are. Whenever there is an issue I am able to call them 24/7 and they come to fix the issue in less than 24 hours, sometimes even right away. I can guarantee you in Morgantown you will never get your entire security deposit back but with the Kellys they give you an entire checklist and reasons for not returning your security deposit in full. I recommend the Kellys to everyone I talk to because I know they will have a positive renting experience in a town full of very very bad landlords.

    I rented from him for a year and only had a few minor problems here and there that were fixed right away. Average apartments--not great and not bad. Only negative thing is they have very unrealistic expectations about cleaning the apartment upon move out. I did everything on their checklist (yes they give you a very extensive list) for my bedroom and they still cited certain things as not being cleaned. Some of the requests are just plain ridiculous, such as removing the refrigerator and wiping behind it (nobody is going to do that, nor do they have the capacity to). I still got 3/4 of my security deposit back so I can't be too upset. I would rent from them again, but would advise people who aren't willing to do a lot of cleaning to stay away.

    Sunnyside Commons says...

    Rented from Mr. Kelly when he still owned Sunnyside commons. The apartments were old, but they were in good shape and well taken care of. I had a few problems throughout the 2 years that i lived there and maintenance was always quick and professional. The only problem that i had was that my neighbors were loud all day everyday. I understand it is college, and i like to party but not on Tuesday and Wednesday night until 3 am.

    I had my full security deposit returned and had no problems with Mr. Kelly or his staff.

    Very clean well-kept apartments & houses. Located in a nicer area of Sunnyside. Close enough to campus to walk, but far enough away from the crazies.

    McLane Ave says...

    For college students, Mr Kelly does have stricter standards than most, but I don't blame him. People complain about how Sunnyside has no nice properties, but students seem to care when they aren't drunk, but trash the places they live when they are. These properties are probably some of the nicest ones in all of student rentals in town, and that is why there are strict rules.

    He doesn't give specific times when showing the apartments, but does give out an email in the beginning of the week of when and what days he may come around. The attitude of the staff is professional and respect you as tenants.
