Do not live here!!! I wouldn't have if I had known how awful it really is.

First, they are overcharging for the basic living accomodations. Nothing fancy here. The apartment we were shown had nice carpet and was clean. When we moved into our apartment, the carpets were so stained it was embarrassing, the blinds had dust bunnies living in them and the bathroom vents were crusted with grime.

Next, you won't enjoy solitude. Every person has a dog that barks and no matter where you are you hear it. Not a "professional living community".

The maintenance staff is rude and won't clean their boots before coming in. We have only had one nice lady during our time there and now the property manager says she was "fired". Probably because she wasn't mean like them.

Lastly, don't expect to have money when you leave. The garbage fee alone will break your bank. When you move out, you can clean til your fingers bleed and you won't see all of your deposit. Let me add that they charge an additional $114 for carpet cleaning that isn't even taken from the deposit. Yep, it's additional. Add on patching fees and painting fees and fake cleaning fees and you have nothing left.

I have lived at Forest Hills for 11 months and have signed a lease for another year as it is one of the best places I have lived. I'm not sure what situations the other reviews are in but my experience with management has always been pleasant. The landlord always knows my name even though I haven't gone out of my way to make it known other than paying my rent a few days early and I am always treated nice and professionally. Management also gives you at least a week's notice before they do any routine entry into the apartment in case you work nights or have a conflict.

The apartments are rather nice and fairly new. The only small complaints I have are the small kitchen and a somewhat awkward living room design but it's not a big deal. I agree with the other review that windows are lacking as you have a set in the living room and a sliding glass door in the bedroom. The decks are nice size and offer a decent view. The bedroom is good size and I can fit a large computer desk and queen size bed and still have plenty room.

The winter can be a little tricky here as one way out has a large hill and the other way out has a smaller hill but is around a sharp turn so you can't get much speed to clear it. If you're a student, it's easy enough to walk to the bus stop without falling if you know how to walk.

As I've said, I have no complaints here and I'll continue living here until it's time to move on. It's close enough to downtown to walk (except for August) and the bus stops not far from the apartments.

The landlord was very sweet at first. I guess that was just her trying to get us to rent from her. Then as the months went on she was very very rude. I always paid my rent on time and she pulled me into the office trying to say I owed her over $3000 in back rent! Almost had to go to court over it. I would not ever suggest this place to anyone!

Winter maintenance at Forest Hills is awful! The driveway is gravel and not level at all. We had a lot of bad storms this winter and the driveway was not taken care of once! I have fallen numerous times in the driveway and have also heard from my neighbors that they have fallen. It was very unsafe!

The property manager comes off as being friendly at first, but is actually very rude. She does not seem to really care about your well-being; only that of the apartment.

Overall, the apartments are clean and nice (except that the smaller one bedrooms only have a window in the bedroom, which leaves the living room quite dark), but I am moving because I'm very dissatisfied with the maintenance as well as the treatment I've received from the property manager. I'm am not a tenant that is a trouble-maker either. I always pay my rent on time, I'm neat, and I take care of the apartment.
